Almost everyone who is in business needs office space—whether it’s a shared, co-working space, or well-fitted, high-quality office space in a prestigious address. Office space or office buildings can be as simple as a residential home in a business district or as complex as a Class A office tower.
RETAIL
Retail properties generally range from individual shops to large neighborhood retail centers. There are just so many types of retail space—from generic high street stores to specialist fashion or accessory stores; from groupings of neighborhood shops forming a local community mall; to out-of-town retail parks and then to major, multi-use shopping centers.
INDUSTRIAL
Industrial properties include manufacturing, warehousing and distribution centers. When people think of industrial properties, they usually think of factories manufacturing things, but the sector also embraces light industrial parks where there may be limited manufacturing, warehouses, logistic centers, even showrooms, and car repair centers.
MULTI-FAMILY
These residential income properties that are leased to multiple tenants range from small condominiums to large apartment complexes. Multi-family properties are one of the most favored asset classes for investors, from smaller entities right through to larger private equity types companies/funds or syndications.
MIXED-USE
Properties that are zoned for a combination of multiple uses, such as residential, retail, office, and entertainment. Mixed-use properties are increasingly common, especially in urban areas. They are a highly favored asset class for investors as their usage covers two or more asset classes. This means that cash flows can benefit from two (or more) distinct income streams, perhaps offering different rates of investment returns.
SMALL CAP REAL ESTATE
Commercial transactions with relatively small market capitalization, such as “Main Street” or smaller owner-operated businesses. Small-cap properties generally refer to commercial transactions where the market value of the asset is relatively small, certainly when compared with larger properties. Assets typically include “main street” based or smaller owner-operated businesses which fall into a value range that suits many smaller, often local, investors.
